Net Zero is my focus as Exec Chair of the TPI. As such, I wanted to draw attention to yesterday’s speech by the Prime Minister on Energy.

For those of us in property management or leasehold there was an important reference in the speech, and I quote “For those using heating oil, living in park homes or those on heat networks, we will set up a fund so that all UK consumers can benefit from equivalent support”.

The key phrase therein is “heat networks” – which might not ring any bells with you at first.

TPI have been working in conjunction with Heat Trust, the Association for Decentralised Energy (ADE), UK District Energy Association (UKDEA) and the National Housing Federation (NHF), amongst others, alongside our colleagues in BEIS and DLUHC.

TPI’s involvement has been to help understand and deliver Net Zero targets at residential blocks. But inevitably over the last few months the group has been looking at finding ways to help consumers with their electricity and gas bills. This means for leaseholders not only with their personal energy bills, but those where there are communal heating costs within the service charge.

These communal networks have been recognized and are included within the framework of heat networks. In a nutshell, that recognition means that financial support will be made available to those leaseholders with communal heating systems.

The work on what that fund entails and how it will be delivered is being worked on by all of us at speed.

Homeowners in blocks of flats could be able to claim back tens of thousands of pounds in “secret commissions” paid for insurance. Managing agents and freeholders who have charged leaseholders 40pc or 50pc commission for insurance policies may have overlooked crucial terms of their lease agreements – and could be forced to pay the money back, experts said. An imminent report by the Financial Conduct Authority, the City watchdog, into the insurance industry for blocks of flats could be about to open the door for an avalanche of claims. The investigation, which was launched by a request from then-housing secretary Michael Gove in January, is now two months overdue.

A fire broke out in a 23-storey building in Nine Elms this morning. Firefighters were called to Viaduct Gardens today (May 10) shortly before 9am. A small part of an electrical service cupboard on the 21st floor was damaged by the fire. There were no reports of any injuries.

Residents and businesses in Nine Elms will soon benefit from a more sustainable type of heating thanks to a District Heating Network being installed underground. Work is now underway to install 1.5km of pre-insulated steel pipes to connect buildings in Embassy Gardens and The Residence to the energy centre at the US Embassy. This low-carbon heat network will be in place by May 2021, providing heating to hundreds of local properties and removing the reliance on energy-consuming individual boilers.

According to recent research by IBISWorld, there are 291,978 property management companies in the U.S. alone. In such a crowded — and growing — market, especially one whose services are often similar, it is becoming increasingly difficult to ensure that your company stands out.

The great differentiator, though, is a company’s reputation: how customers perceive you will deliver the service. Because a significant part of a property management company’s work is focused on managing relations between owners, tenants and vendors, maintaining positive relationships with all these stakeholders and focusing on customer delight will be necessary for the company to gain credibility in the industry.

Engie has begun work on a £30m project to build a heat network to serve future developments in the Nine Elms area of London. Under the contract, Engie will design, build, operate and maintain a district energy scheme for the London Borough of Wandsworth. The initial phase is an energy centre with 3MW of generating capacity and the installation of 1.5km of insulated pipe. This first phase will serve planned development near the new US Embassy and EcoWorld Ballymore’s Embassy Gardens.
