Phase II freeholder and Ballymore’s development partner, EcoWorld International, is continuing to be conservative with its expansion plans, its president and chief executive officer Datuk Teow Leong Seng said. He said that problems with the supply chain have a continuing negative impact on prices and that delays in the construction process could increase the whole cost of a project, including holding costs and overheads that must be paid by the developer. He pointed out that increasing interest rates could enlarge the gap between cost inflation and housing price rise.

Despite continuing market issues with cost rises outpacing house price growth, EcoWorld International reports that property sales activity in the United Kingdom (UK) and Australia have improved in its current fiscal year 2022 (FY2022) compared to last year.

With RM625 million and RM345 million registered respectively, its Embassy Gardens and London City Island projects continue to be the top contributors to sales and reservations. The opening of New Road Triangle in London in August 2022 also contributed RM268 million following the en-bloc sale of the project’s open market and affordable housing components.

London’s food hall scene is definitely on an upwards trajectory. We’ve had Arcade Food Hall launch successfully, Market Hall has expanded to Canary Wharf and, most recently, Sessions opened in Islington.

Now a boutique food hall group, Market Place, which already has halls in Peckham and Hounslow, is set to open its next one in Vauxhall, right next door to the Vauxhall Food & Beer Garden. There will be 12 traders alongside a bar, DJ booth and seating for 200.

Open House Festival is a two week celebration of London’s housing, architecture and neighbourhoods. Open House is an annual festival celebrating the architecture and urban landscape of London. It is staged by the charity Open City which campaigns to make London a more accessible, equitable and open city. During the Open House festival, many buildings considered to be of architectural significance open their doors for free public tours.

The 2019 event featured over 800 buildings, neighbourhood walks, architects’ talks, cycle tours, and more. Well-known buildings not usually open to the public which were open on Open House weekend in 2005, for example, included Marlborough House, Lancaster House, Mansion House, the Foreign and Commonwealth Office, and Horse Guards. In a typical year, Open House Weekend attracts around 250,000 people.

Outside of the Open House festival, Open City organises other projects including year-round tours, lectures and educational events for children and young people. Expect to see Battersea Power Station and other Nine Elms buildings participating this year.

Tube and Rail strikes will affect the majority of TfL’s network on Friday 19 August. Customers are advised to avoid travelling on the Tube and only travel on the rest of the TfL network if essential. Bus strikes will also impact some routes in west and south west London and parts of Surrey on 19 and 20 August.

There are additional strikes on national rail services on Thursday 18 and Saturday 20 August, which will impact some London Underground, London Overground and Elizabeth line services. Customers using national rail services are advised to avoid travel unless absolutely necessary.

Thursday 18 August

  • National rail strikes are expected to impact the entire national rail network. National rail customers are advised to only travel if absolutely necessary
  • The majority of TfL’s services will continue to run; however some disruption is expected on the following lines and areas:
    • Reduced service on the London Overground
    • Reduced service on the Elizabeth line
    • No service on the District line between Wimbledon and Parson’s Green, and Richmond and Turnham Green before 08:00 and after 18:00
    • No service on the Bakerloo line north of Queen’s Park

 Friday 19 August

  • Tube and bus strikes are taking place on Friday 19 August which will affect the majority of TfL’s services. Avoid travelling on the Tube and only travel on the rest of the TfL network if essential
  • In addition, there will be minimal service on the national rail network until around 08:00 following the strike from the previous day

 Saturday 20 August

  • National rail strikes are expected to impact the entire national rail network. National rail customers are advised to only travel if absolutely necessary
  • Customers on lines affected by strike action the previous day are encouraged to avoid making journeys until after 08:00
  • The majority of TfL’s services will run from 08:00; however some disruption is expected on the following lines and areas:
    • Reduced service on the London Overground
    • Reduced service on the Elizabeth line
    • No service on the District line between Wimbledon and Parson’s Green, and Richmond and Turnham Green before 08:00 and after 18:00
    • No service on the Bakerloo line north of Queen’s Park
    • Reduced London Trams service
    • There are additional strikes affecting some bus services on Saturday 20 August that will impact routes in west and south west London and parts of Surrey. Check to see if your route will be affected

Sunday 21 August

  • Disruption from the strikes will continue to affect customers into the morning of 21 August
  • Customers on lines affected by strike action are encouraged to avoid making journeys on affected services until after 08:00

Wandsworth Borough Council is seeking interest from suitably qualified and experienced consultants to undertake a feasibility study in late-2022 to inform the development of a Food and Horticultural Quarter in Nine Elms.

This is a unique requirement for the Council and as such it is seeking interest from providers through this Expression of Interest (EOI) process, with a view to shortlist and invite Tenders in mid-August 2022.
This EOI is being issued by the Council as the first stage of a Tender process. The purpose of this EOI is to gather interest from suitably qualified providers, and to shortlist up to four consultants to invite to this tender opportunity, reserving the right to invite more or less.
This EOI can be accessed via the Council’s Delta eProcurement Portal using the access code 878786BS7X. You can submit your response by the closing date on the Portal.
New Covent Garden Market (“NCGM” or the “Market”) is the UK’s largest wholesale fruit, vegetable and flower market. It is run by the Covent Garden Market Authority (CGMA), created by statute in 1961 to be an arms-length public body; a standalone, self-funded organisation. NCGM falls within Department for Environment, Food and Rural Affairs’ (DEFRA) portfolio.
The Market is being re-built in its entirety and is due to complete in 2027. Important milestones have already been achieved, including the launch of the Food Exchange as a hub for food-related enterprise and housing Mission Kitchen, a shared workspace for food businesses, which opened in 2020.
The Market’s transformation sits within the wider regeneration of the Vauxhall, Nine Elms and Battersea Opportunity Area, in which 20,000 new homes are being built, and 6.5m sq feet of commercial space created in London’s Central Activities Zone, generating 25,000 jobs. The creation of a new town centre at Battersea Power Station, alongside increased connectivity delivered by the two new Tube stations of the Northern Line Extension signals huge change to how people will experience the local neighbourhood.
The Council believe that the combination of Food and Horticulture, alongside the market garden heritage of Nine Elms, suggests potential for the area to develop into a visitor destination with global reach, as well as a centre for excellence, innovation and growth, whilst maintaining at its heart an operational wholesale market for London. There is opportunity to increase public awareness and engagement with the work of the Market, the wider food and flower production and distribution networks – their role in serving the city and as part of its culture and heritage. Given the climate emergency and impacts of recent global events on domestic supply chains, the Council believe this initiative can support a more sustainable future for people who live and work in the area. The Council is calling this a Food and Horticultural Quarter (FHQ).

Welcome to the Summer Edition. As usual we start by saying thanks for subscribing to the Nine Elms Newsletter. In this month’s Summer Edition we’ve picked up some summer fun activities around Nine Elms and through our events page we’ve put you in touch with other events in the area.

In our Landscape edition we reported on the Make Art in Nine Elms project on the theme of movement + metamorphosis. The art works commissioned by Wandsworth in March are being presented throughout the summer and we’ve given a sneak insight into the poetry, dance and urban structures being created for Nine Elms.

As well as news about the outdoor cinema at Battersea Power Station and the Wandsworth Civic Awards, there is a fantastic, easy-to-make recipe for a classic summer Tiramisu, provided by our own Thameside Italian Restaurant Fiume. The Worshipful Company of Fruiterers has planted a symbolic nine elms in the London area of Nine Elms, to mark a visit by its liverymen to New Covent Garden Market.

The trees were planted on a rewilding site to be known as the Butterfly Garden close to the entrance of the UK’s largest wholesale market for fruit, vegetables and flowers.

They will not only add to the diversity and sustainability of the environment in Nine Elms, London’s newest district situated on the south bank of the River Thames between Vauxhall and Battersea, but will also eventually play their natural role as host trees in the breeding cycle of one of the country’s threatened butterflies, the White-letter Hairstreak.
